What is a Jumbo Loan?

A jumbo loan is a mortgage that exceeds the conforming loan limit set each year for Fannie Mae and Freddie Mac. Because these loans cannot be sold to those agencies, lenders set their own guidelines, which usually means stronger credit, larger reserves and more documentation.

Higher loan amounts

Finance homes well above the conforming limit.

Fixed or ARM

Choose a fixed rate or an adjustable rate to fit your plans.

Any occupancy

Available for primary homes, second homes and some investments.

One loan

Avoid juggling a first and second mortgage.

Jumbo loan requirements

Jumbo lenders typically look for a credit score of 700 or higher, a debt-to-income ratio in the low 40s or below, and meaningful cash reserves, often 6 to 12 months of payments.

Down payments commonly start around 10% to 20% depending on the loan amount and property.

Cash reserves

Reserves are savings you have left after closing. Retirement and investment accounts may count toward reserves, usually at a discounted value.

Reserves are liquid assets left after closing, measured in months of the new payment. Jumbo lenders use them to confirm you can handle the payment through a job change or market dip. Retirement and brokerage accounts can often count, sometimes at a discounted value.

Appraisals on high-value homes

Larger loans sometimes require a second appraisal. Our Appraisal Refund promise still applies: if you close with us, your appraisal fee is refunded regardless of the value.

Jumbo vs. conforming

If you are close to the limit, a larger down payment may let you stay in conforming territory. We will run both options so you can compare.

Jumbo alternatives

  • Piggyback second mortgage: keep the first loan under the conforming limit and finance the rest with a second loan
  • Non-QM jumbo: bank statement or asset-based qualifying for self-employed borrowers
  • Interest-only jumbo: lower initial payments for borrowers with strong assets

We compare these side by side so you can see total cost, not only the rate.

Jumbo Loan FAQs

Have a question that is not answered here? Ask a loan officer.

Are jumbo rates higher than conventional rates?

Not always. Jumbo rates can be competitive with or even below conforming rates depending on the market.

Can I get a jumbo loan with 10% down?

Some programs allow it for strong borrowers, typically with higher reserves.

Is there a jumbo loan for self-employed borrowers?

Yes. Non-QM jumbo options can use bank statements instead of tax returns.

What counts as a jumbo loan in my area?

Any amount above your county's conforming limit. Ask us for the current figure.

How do I know if I need a jumbo loan?

If your loan amount, not the price, is above the conforming limit for the county, the loan is jumbo. A larger down payment can sometimes keep you in conforming territory.

Are jumbo rates always higher?

Not always. Depending on the market, jumbo rates for strong borrowers can be close to or even below conforming rates.
